Rental Terms

Please read these terms carefully before confirming your booking. They form the basis of our rental agreement.

The Rental Agreement

By confirming a booking at Villa Žarka, you (the lead guest) enter into a rental agreement with the property owner. This agreement is binding on all members of your party. The property may only be used for private holiday purposes.

Booking & Payment

The following payment terms apply:

  • A 30% deposit is required to confirm your booking
  • The remaining 70% is due 8 weeks before arrival
  • For bookings made within 8 weeks of arrival, the full amount is due immediately
  • Payment details will be provided upon reservation confirmation

Cancellation Policy

Cancellations made more than 8 weeks before arrival will receive a full deposit refund. Cancellations within 8 weeks of arrival forfeit the deposit. Cancellations within 4 weeks forfeit 100% of the rental amount. We strongly recommend travel insurance to cover unexpected cancellations.

House Rules

The following rules apply during your stay:

  • Check-in from 15:00; check-out by 10:00
  • Maximum occupancy: 8 guests
  • No smoking inside the property
  • No events, parties, or gatherings beyond the stated occupancy
  • Pets only by prior written arrangement
  • The pool area must not be used unsupervised by children
  • Quiet hours between 23:00 and 08:00

Damage Deposit

A security deposit of €500 is required and will be collected before or on arrival. The deposit will be returned within 7 days of departure, less any deductions for damage, excessive cleaning, or missing items beyond normal wear and tear.

Liability

The owner accepts no liability for personal injury, loss of personal belongings, or damage to personal property during your stay, except where this results from the owner's negligence. Guests are responsible for any damage caused to the property.

  • Guests use the pool, terraces, and all outdoor areas at their own risk
  • The owner is not responsible for events outside their control (weather, utility outages, etc.)
  • Travel insurance covering cancellation and medical costs is strongly recommended

Governing Law

This agreement is governed by the laws of the Republic of Croatia. Any disputes shall be subject to the jurisdiction of the competent courts in Croatia.
